After the month of November 2014, many activities came up in DHA City Karachi. After the ending of Dharna from Pakistan Tehreek-e-Insaf, things become active, particularly for DCK. Many things were in the pipeline and started one by one.
Administrator DHA Brig Zubair Ahmed called a meeting with Members of DEFCLAREA (Defence & Clifton Association of Real Estate Agent) and other Realtors who actively participated in the dealing of DCK. The reason of this meeting was to inform about DHA plans of the upcoming events from DHA side for the betterment of DCK and DHA Phase VIII and to get the real feedback of market from the professionals of the field who are dealing in real estate for last many years and particularly who deals in DCK.
DHA give a presentation on DCK upcoming developments. Further there is a new DHA City Karachi (DCK) Updated Development Schedule Map released in this meeting. According to that map many sub-sectors are included in RED Zone (That will be developed by 2018) and Sector 3 will be developed by 2016.
This is very first time in the history of DHA that Administrator DHA called a meeting with Estate Agents to get the feedback of market. This sounds very professional and this approach of Administrator DHA Brig Zubair Ahmed is highly appreciated. As Brig. Zubair Ahmed is very active and calls steering committee meeting and arrange many other meetings with different high officials and stake holders.
DHA City Karachi (DCK) Development Directorate also completely moves from the DHA Karachi office to the newly constructed DCK Directorate Office Building at the Site which is now fully functional.

DHA once again started marketing activities for DCK through print media and they published regular advertisement in different newspaper to promote DCK and give awareness to the people. In these adds they mentioned about their upcoming projects such as DCK Golf Resort, DCK Villas, and DCK Farm Houses. DCK also plans to establish organic farms in Sector 02.
Besides this print media campaign DHA also focus on site development work and also improve its reach-ability through placement of direction sign boards on Super highway and particularly from Airport throughout Jinnah Avenue (Malir Cantt) till DHA City Site.
After the previous meeting DHA invites Estate Agents to DCK Site office for further briefing about DCK upcoming events and opening of DCK Visitors Centre. Large numbers of Estate Agents attend this meeting and witnessed the development work on Site.
On the other side during this period Bahria Town Karachi market came down and witnessed sharp decline in prices, as newly launched project Bahria Golf City could not fulfill the buyer hopes and many people were disappointed with Bahria Golf City, though during early days it was selling on profit but later price came down and plot are available at actual price and even less than that.
Besides all this DHA focuses on continuation of advertisement in different newspapers to give awareness about DCK and people are taking interest and waiting for the launching of their new products like Villas and Farm houses.
As market was dull for last many months but first month of 2015 looks positive for DCK and prices started moving up. One reason of this move is the change in development map as many sub-sectors came in early development zone and particularly prices in those sectors move sharply on upward side, plus over all theme become positive and in other sectors prices are also coming up.
It feels that there is demand in the market and many new buyers are interested to buy. Membership numbers are increasing day by day and it is good sign that many new people are taking interest in DCK. DHA City Karachi also started Renewal of Membership.
It doesn’t mean that prices are increased drastically, though the overall theme has become positive, price increase percentage wise around 10 to 20% in ON money, and this little percentage make big change in the market, as market was dull for last many months and there was not much demand, but because of all these factors it looks that it will further increase.
One more reason is that in Phase VIII Karachi, any mature investment, when it comes to liquidity, seller has best option to reinvest in DCK, as it has a great potential to invest for 3 to 5 years plan. As land price are still from PKR 8000/= to 14000/= per square yard for 500 yards plot. In Phase VIII DHA, minimum land price is PKR. 45,000/= per square yard and on higher side PKR. 90,000/= per square yard.

Note: The above mention plot prices are total accumulated prices and as DCK plots are sold on installment basis, so the remaining installment will be deducted from the full price at the time of full payment. Remaining installment could vary in different categories of plot and also could vary on individual client basis, some paid up to date and some paid less installments. This price means the total plot cost after making the full payment including all the remaining installments.

Price range varies according to Sectors and Sub-sectors. Map issued sectors will also follow the particular Location, Corner/Non-Corner, Small/Big Roads, Park Facing etc.
DHA is focusing on DHA City Karachi, development work on the site has good pace, as commitment of DHA that it will be livable by December 2016 in Sector 3 and other RED Zone sectors will be developed by 2018, plus current marketing campaign provide more awareness and many new people are taking interest in DCK. It looks like that 2015 will be the year of DHA City Karachi.
As DHA has good potential and trust level in the market, and people have trust on Authority and feel safe to put their hard earned money in DHA schemes, as many have very good experience in the past. DHA Karachi has proved to be a very Good ROI with the safe title documents with the security of no encroachments/duplication or any other issues.
DCK Market is very a good market for genuine buyers and deal can mature in a good way; seller will stand at the same price for reasonable period of time and makes sensible dealing. It is not recommended for those short term traders who want to make money quickly, as according to me, I never recommends this kind of trade, though many had good experience in short trade too, but only in the seasons. (Bullish trend), for those who want to keep their investments for long time, it is recommended to invest in DCK.
As always mentioned that for long term investment DCK is ideal investment opportunity and by the time these figures will change and it will produce best ROI in 3 to 5 year time. DCK has very good potential because it is the first ever Planned, Sustainable, Green and Smart City of Pakistan.
