The main reason of this spike in these categories and sizes is non availability of plots as 1000 and 2000 square yards plots are less in quantity. Total residential plots of 1000 square yards are only 1357 and 2000 square yards are only 137. Same trend on commercial side, specifically Central Business Sub-District (CBD) is on high demand and there is no confirm seller in the market for CBD plots.
The other reason of this price hike is good market trend and positive Real Estate Cycle. DHA Karachi is also having the bullish trend. This continuation of positive cycle create a major impact on the market. In DHA Karachi, the prices of plots are almost out of reach for Mid-range investors. All the people are now taking interest in DCK.
In DHA Karachi the minimum price of smallest plot of 100 square yards residential category is 7 Million in Phase VII-Ext. and in Phase VIII the minimum price of 100 square yards residential plot is 9.5 Million. With this amount, you can buy a number of plots of DHA City Karachi.
One more reason is the development work that is going on the site at a pretty good pace. In our last visit of DCK site, fast paced construction activity was witnessed, including Director Office Wing, Staff Residence and other office blocks work is in full swing. These things create a positive impact on the market.

Forecast (Best Time to Sell):
After the Budget 2013 many things are under discussion like increment in Capital Gain Tax (CGT) and the Wealth Tax. These things will make some negative impact on the market.
