Last month of May 2013 was assumed very important for DHA City Karachi (DCK) because it was the first month after balloting (held on 23rd April 2013). Market has to settle the prices because at the balloting news it makes new peak, and there are many questions raised for the price related issues. It was mention in the balloting that development work is divided into three phases of different time frames and that was identified with different colors i.e Red, Yellow & Green. On this news, price was completely dependent on the colors in which the plot is located.

Short-Term development time frame zone have the highest price for any category of plot. Many people assumed that the last time frame zone plots i.e. Green Zone will become Zero ON Money because of its development date of 2030, but it didn’t happened. ON money price for last zone time frame was settled almost at the same or little lower price level at which market was traded before the balloting news. Mid-Term was at the same or little higher price level and Short-Term was at highest price level.
Now after the balloting market was trying to settle down, DHA invited the group of Real Estate Consultant and other stake holders to show their development work progress and a small briefing session was held at the site. In this briefing session, Brig (R) Muhammad Rafique (Project Director – DCK) mention that the previous development strategy in which there are different color zones on DCK Map will now be converted into one zone and all the sectors will be developed in the same time frame which is till 2020. Now the coming month is also important because of budget and forming of new government may effect the Real Estate and DCK. As market is in very good pace and many people are intend to invest in DCK local and overseas too, will create a positive impact on the ON Money prices and according to my study market will increases further 10 to 25 % for the ON Money prices in the third quarter of current year. And buying at this stage will be beneficiary for the investors.
