In the month of February 2014, market increased a little bit in some particular category and sectors. This appreciation is not much on the higher side but in particular buyer pays high price due to unavailability of a particular plot in a particular sector.

Usually when market come down by more than 40% ; there are very limited buyers and seller as well. Due to this low price not everyone is ready to sell and once the buyer wants to buy, he have to buy at a higher price. It doesn’t mean that the market will go up or it is in the bullish trend but there is always price gap in this kind of market.

This price change on higher side is witnessed in Army Category plots, and particularly in Red Zone Sectors i.e. Sector 3, Sector 5 and Sector 7. As development work is continuously going on and recently DHA Karachi shared it work progress, which shows that DHA is working aggressively on its development and trying to complete those sectors within the time frame of Short Term Development Plan.

It also seems that DHA will start marketing of DCK through Print and Electronic medium to promote this housing scheme and provide knowledge about this project to many stake holders, as many people still have no idea about its development work. This thing will create a positive impact on the market and will increase the confidence level of the buyers of DCK plots.

On the other side Bahria Town Karachi looks very slow these days, people are waiting for the ballot and during this period no major activity witnessed on that side. Now the current demand in DCK will sustain or not after the balloting of BTK is a big question.

But the recent rates are good for investment and attractive for long term investment, as mentioned earlier that the Army category plot prices increased because the paid amount is very less than civilian category and ON money is little higher but ultimately the total price will be less than the civilian category. Plus the equity required is also almost same or even little less than civilian. Plus the Red Zone Sector will be on high demand when the development work will be finished.

As market is almost at the lowest level and increased a bit in particular category, people are interested to buy at these level. This thing has almost set the bottom level and market will not come down form this level.

In coming days when Bahria Town Karachi will announce the balloting results, then the market might drop down a little bit, but it seems that it will not come down further from these level. Already many new positions taken at this level and new buying at any level make that level stronger and normally market take stand in this kind of position.

This is the real time to invest. Opportunists always take advantage in this kind of situations. For new investors, this could be the good time for buying at 50% lower rates, and suitable for long term investment.

Besides all these the development work on the site is continuously going on, and again this is very positive sign. DHA Karachi have plans to promote this development work progress through different Print/Electronic mediums that will definitely create positive note for DCK.

DCK has very good potential because it is the first ever Planned, Sustainable, Green and Smart City of Pakistan.

Note: Mostly files traded in the size of 200, 300 and 500 square yards. It does not mean that other categories are not available, but normally these sizes are traded and are available for sale and people are ready to buy files of these sizes. Other large plot may be allotted in balloting but not available frequently in the market.

    I would like to know about 4 or 5 years ago i have a plot in the draw i had made some payments on that too.I need to know what is your policy to find out that plot is still on my name.

      Dear Syed Hussain,

      Unless you get any official communication about cancellation of your plot, it will remain in your name. you should visit DHA city website’s payment acknowledgement (http://dhakarachi.org/dhac_plt_pmt_ack.asp) to check the current status.

      You may need to pay the late payment charges. for this, you should visit DHA karachi office located at DHA – Phase-I, Karachi.

    Today the advertisement campaign has been launched by the DHCK which may boost up the prospects of the area. Further from this I understand soon they are going to launch the extension / 2nd phase of DHA City Karachi soon.

    Dear you should select the Bahria Town rather then DHA city i think you do not know the actual value of DHA city, Bahria will give you the plot 125sq ft in 1,700,000/- it will better for you, do not mind plz
