As we are in the end of first quarter of 2015, normally first quarter indicate the movement of whole year and it describes the moment of coming months. Overall market has a good tempo, not the bullish but it feels positive environment. There are many reasons behind this positive feel, mainly the intention of DHA for DHA City Karachi. Recent inauguration of Karachi-Hyderabad Motorway was done by Prime Minister Mian Muhammad Nawaz Sharif, and we also know that Malir Motorway is the part of this, and the foundation stone of this project is also installed at the intersection of Malir Motorway at Super Highway.

This is the biggest news for DCK, because its approach from DHA Karachi will be more practical with this route and ultimately the practicality of this project is based on this, and here the works begun.

One very important factor that DHA Karachi prices are continuously increasing and by this the price gap between DHA Karachi and DCK is increasing and ultimately it create space to increase for DCK. As we know the minimum price of DHA Karachi for 500 square yard plot is around 45 to 50K per square yard, even in the area where construction permission is not allowed yet, and the area where construction permission is allowed, the minimum price of plot is around 70 to 90K per square yard, and the maximum price range there is more than 100K per square yards too.

As compare to DCK, minimum price range for the same 500 square yard plot is around 8K per square yard and maximum price range is 12 to 14K per square yard. This comparison for the size of 500 square yard plot only, for other sizes it may vary.

This price difference shows one thing that DCK is best for investment and it has great potential to grow in future. One more point is that many plot owner of DHA Karachi who have single property there, and if they want to sell it because of any reason, they will be unable to reinvest the funds at the same place, and they have only one option that is DCK to reinvest the remaining funds.

Many Overseas Pakistanis want to invest some little amount (their extra income) and there is no other potential and reliable investment opportunity available, they only rely on DCK and easily convince to buy in it.

Because of all this even recent price of DCK increased little bit, and market has stable situation. We also witnessed the increasing number of daily transfers of plots in DHA office plus the new memberships are also at good pace. On the daily basis there are new memberships made, this is very positive sign and shows the interest of many new people for DHA City Karachi.

Note: The above mention plot prices are total accumulated prices and as DCK plots are sold on installment basis, so the remaining installment will be deducted from the full price at the time of full payment. Remaining installment could vary in different categories of plot and also could vary on individual client basis, some paid up to date and some paid less installments. This price means the total plot cost after making the full payment including all the remaining installments.

Total Amount = ON Amount + Booking Price

Price range varies according to Sectors and Sub-sectors. Map issued sectors will also follow the particular Location, Corner/Non-Corner, Small/Big Roads, Park Facing etc.

Forecast:

Market is in good pace, and recommended for investment, not for very short term but will produce good returns by the time. Though many other factors discourage DCK as people want to make quick money, and speculators are not that much happy in DCK as market did not produce quick returns. But at the same time market is very stable and with this slow pace of return it has also a secure investment, as it will not fall down in the speed. (Low Gain Low Risk)

Ultimately it has a potential to grow and will be ideal for long term investment plan. After the announcement of Malir Motorway, it will attract many other and 2015 will be the year of DHA City Karachi as it is first ever Planned Green, Sustainable and Smart City of Pakistan.

Mostly files traded in the size of 200, 300 and 500 square yards. It does not mean that other categories are not available, but normally these sizes are traded and are available for sale and people are ready to buy files of these sizes. Other large plot may be allotted in balloting but not available frequently in the market.

      Hi Asim

      I am not an expert, but I recently visited DHA for my membership renewal and wanted someone else to receive my card. They told me that I would need to bring the other guy with me on next visit and they would record his picture and other stuff to allow him to be my attorney. So, I think you need to visit at least once to be able to appoint someone else as an attorney for yourself. They call it in-camera session or something like that.

    DHA’s planning has always been poor. No water line still in phase 8. Rain water line running in roads in other phases. the look of DHA is equal to a slum. I think they will continue that same tradition in phase 9. Bahria guys are professional builders and planners where as DHA has ex army guys hacking their way through construction and planning.

    I confes that BTK roads are open and wedth then DCK but comparison of prices shows DCK is much batter then DCK while DCK planing is not poor as witnessed in past today DCK is compitator in form of BTK
