After the balloting of DHA City Karachi (DCK), the prices of DCK plots is a big question mark for everyone. It was quite interesting, when the news of balloting was roaming around and the prices jumped to almost 20 to 30% increase in ON money prices. At those high prices, files has been traded and many transactions done. But one day before the balloting there was no buyer in the market. And every one was waiting for the balloting results.

There was many thoughts before the balloting that How many files will be balloted? Files which outstanding dues will be included in the ballot?. One very important thing is that all the 16 Sectors are used for these 27000 files. Because there is one more Phase (Expected in 2016) of plot balloting also remaining, and many people thought that the 2nd phase of balloting for the plots will be completely separate from 1st phase of balloting which was done in 2009. But result was entirely different. All the files got the numbers without any discrimination either dues are paid or not, and all the 16 sectors are used for these 27000 files.

It is already shared after the balloting in my First In-Depth Analysis after DHA City Karachi (DCK) Plot Number Balloting, in that I suggested to deal the files on Lump Sum Price Basis. But unfortunately, many of the Real Estate Brokers who deals in the DHA City Karachi (DCK) didn’t agreed for that. For this regard, a meeting was organized to try to get the feedback from the brokers, and majority did not agree to trade these files in lump sum price basis. According to their point of view, If the file payment is not made in full, how could be files trade in lump sum price, ON Money price is the right way till the full payment is made to the DHA.

Now after the balloting, almost a week has been gone. Prices of ON money still didn’t settled and there are not many transaction has been made. Very thin volume has been recorded. And still people are confused as General Election 2013 are just 10 days away and it is a big event of the country. Moreover, during the the last week after the balloting,  the overall law and order situation of the Karachi is not good.

One more thing I would like to clear here is that only Civilian Category transaction has been witnessed and all other categories are still out of market. But mostly price calculation is based on civilian categories files On Money.

Now from onwards, we quote the ON money price for three zones which are RED, YELLOW and GREEN. These zones, specify the development time frame which are:

  • RED ZONE – Short Term Development Plan (2012-2015)
  • YELLOW ZONE – Mid Term Development Plan (2015-2020)
  • GREEN ZONE – Long Term Development Plan (2020-2030)

Civilian Category (J):


  • 200 Square Yards – 17 to 18 Lacs
  • 300 Square Yards – 16 to 17 Lacs
  • 500 Square Yards – 18 to 19 Lacs
  • 1000 Square Yards – 15 to 16 Lacs
  • 2000 Square Yards – 14 to 15 Lacs


  • 200 Square Yards – 13 to 14 Lacs
  • 300 Square Yards – 12 to 13 Lacs
  • 500 Square Yards – 14 to 15 Lacs
  • 1000 Square Yards – 12 to 13 Lacs
  • 2000 Square Yards – 11 to 12 Lacs


  • 200 Square Yards – 9 to 10 Lacs
  • 300 Square Yards – 8 to 9 Lacs
  • 500 Square Yards – 10 to 11 Lacs
  • 1000 Square Yards – 8 to 9 Lacs
  • 2000 Square Yards – 8 to 9 Lacs

Besides these three Zones, there is some other Sector specific location that will be counted for the price calculation. Because some Sectors falls in RED Zone but at the same time it’s Sub-Sector falls in Yellow zone. In future, some Yellow Zone sectors price may be higher than Red zone, because of its particular location.

Staff Benefit Files (Full Paid):

Before balloting in this category price was calculated according to ON money on Civilian Category (J-Cat) for example if 200 yards ON money is 12 Lacs, the actual price is 7.6 Lacs, so the total price will be 19.6 Lacs. The benefit file of 200 yards price was traded at around 16 to 17 Lacs. Now price could be calculated on this formula. And also depend on availability of files (Demand and Supply situation).


For the commercial category there are specific areas such as Downtown District and many commercial plots falls in simple sectors too. Prices of Downtown District which includes Central Business Sub-District, Culture and Art Sub-District, Education Sub-District, Central Market Sub-District and Mix Use Sub-District will be entirely different because this will be the particular area, designed for commercial need of this modern City, with specific classification according to demand of high end commercial area.


Just after the news of balloting there was prompt jump in the prices of all categories and there was no confirm seller. Everyone wants to hold their plot for the taking full advantage of this price hike. Now the result has been announced, everybody knows where exactly his/her plot is located. And the prices have started to settle down, but actually it will take some more time to settle the price in real manner. There will be many changes that will be happen with the passage of time. There is one more point that DHA may make some changes in the Zones, Sectors and Sub-Sectors, which will change the actual price of the particular plots.

The total number of plots of all the sizes has been also mentioned, this factor will also work out for the price settlement. Like there are very few plots 1000 and 2000 yards in residential and specifically in commercial, the number of plots are pretty less. This will create major impact on the prices. It will also depend on the demand of these particular plots in coming days.

According to my point of view everything will finally settle after the General Election 2013. Still the final detailed Sector-Wise map is not available, to see the particular location of plot, and it will take some more time till we have the map in hand. Things will be more clear and easy to understand in the third quarter of 2013.

Note: Mostly files traded in the size of 200, 300 and 500 square yards. It does not mean that other categories are not available, but normally these sizes are traded and are available for sale and people are ready to buy files of these sizes. Other large plot may be allotted in balloting but not available frequently in the market.

    An observation, please add your view point.

    1. Sector 2, 11 and 15 seem to have most green/grass land area. Does it mean that they are the best sectors for living?

    2. Unless I have missed something I can not find any planning info on sector 1, what will happen there?

    3. It will be great to have a high resolution Sector map which can be read.

    I have given allocation in community center C4 Sector 9D? Does it mean that i am not in central business district? Does it mean my plot value is lower?

    Dear Col Jalil, There are 16 Sectors in DHA City Kci. Red, Yellow and Green shows the Short Term, Mid Term and Long Term Development plans respectively.
