October 2014 was dull as usual, we are in the middle of November and market is still in the same pace, even in some particular sectors prices touched new low price level. On the higher side prices are almost at same level. As during this time, there was Aashura Eve, and many things become dull in this, many people don’t want to buy or sell and keep calm and because of this market become slower.

Besides this another factor behind this slow move is bullish trend in Bahria Town Karachi (BTK) where prices coming up very aggressively and people are interested in making fast money. As there was new launch of Ali Block Plots and Bahria Heights Apartments, prices gone up drastically and people made money like anything. This new launch gave return of more than 100% within two week time (it’s amazing) nobody can imagine this thing.
Besides this new launch, the other products of BTK were also in bullish trend in the month of October and price gone up in all the product line. One more factor that attracted people for BTK is low transaction cost, as mostly trader bought the files without transfer and keep physical delivery only and roll in the market. In this case no official amount involved, and speculators only buy and sell without any documentation and no need to involve official money. In DCK, buyer has to transfer the plot, and has to pay Transfer Fees, Capital Value Tax (CVT), Capital Gain Tax (CGT) and now for 1000+ yards buyer has to pay Advance Tax too. This factor also made impact on the market and it became slower.
Because of all this show time of BTK, many plot owner of DCK are interested to sell their plots and shift to BTK as it is giving quick returns. We witnessed many sellers of this kind. Because of this there is a selling pressure in the market too, and this is the reason we witnessed new lower side prices in some sectors.
Many were expecting some news for DCK but there is nothing new in the market. But at the same time, this is the time to buy in DCK as this is buyer’s market, buyer has choice and can get good deals. Many loyal buyers of DHA are always interested in DHA properties only, took advantage of this situation and get good deals, further we have still many buyers who wants to buy only in DHA and preferred DCK for long term investment.
Numbers of transactions are also on lower side. From July 2014, for the prices of DCK we started a New Price Calculation Formula based on Total Price. Overall, we can say is that it’s the buyer’s market right now and it looks like that it will continue like this till the year end.

DHA is focusing on DCK, development work on the site has good pace, as commitment of DHA that it will be livable by 2016. As we participated in Zameen Expo 2014 at Lahore Expo Centre on 15 and 16 November 2014, we had a very good response and many investors visited our stall and took interest in DCK, many already have stake there and happy with the returns they have already. We also shared the video of DCK Development Work and people inspired by seeing the huge development work going on there.
By the increasing price of Bahria Town Karachi, now there is gap in the price, as both projects are on the super highway and mainly with the same theme of city developed in the outskirts and it is a new trend for the people of Karachi, as DCK was launched in 2009 and the official prices were on very lower side, and even after including the On Money still price are very attractive and good buy for 2 to 5 years investment.
DCK Market is very a good market for genuine buyers and deal can mature in a good way; seller will stand at the same price for reasonable period of time and makes sensible dealing. It is not recommended for those short term traders who want to make money quickly, as according to me, I never recommends this kind of trade, though many had good experience in short trade too, but only in the seasons. (Bullish trend), for those who want to keep their investments for long time, it is recommended to invest in DCK.
Though Development work is in as usual good pace, now everyone is waiting for 2016. As DHA endorse Sector 3, 5 and 7 will be live-able by 2016. But as always mentioned that for long term investment DCK is ideal investment opportunity and by the time these figures will change and it will produce best ROI in 3 to 5 year time. DCK has very good potential because it is the first ever Planned, Sustainable, Green and Smart City of Pakistan.
