DHA City Karachi (DCK) is another land mark project by DHA Karachi located on Super Highway at 20 minutes drive from Jinnah International Airport. Total available land in DHA City Karachi is 11640 acres out of which around 5000 acres land is being offered for allotment to various categories.

DHA City Karachi will have all facilities of a modern city. It will have wide road network of AASHTO Standards with service roads and modern traffic control system. Streets will be planned with cul-de-sac concept developing harmony of community living system.

The residential and commercial plots are available in different sizes. For the first time the plots are also being offered to all citizens of Pakistan in open ballot on very easy 9 – 10 years payment plan.

Civilian Category

Just like the month of February 2013, the market remained stable for DHA City Karachi in the month of March 2013. Market moved just a bit on the positive side as compared to last month. Prices settled down. ON money prices increased a little from the level it started last month.

One good thing that was noticed during this month (just like the past couple of months) is that many transactions are made with short payment time. Short payment times are always good sign for any market which also give confidence to buyers and it will create positive impact on the market.

One more thing that the price range difference also shrink down and transaction has been made with very little difference. The gap between buying & selling witnessed very low. It is also the sign of stability in the market.

About the balloting of plot numbers, there is no news and it is difficult to forecast that when exactly it will be happen. In my personal opinion it will take some more time and may it will be held in the third quarter of 2013. Or maybe the last quarter. But can’t say anything about confirm date.

Update (21st April, 2013): Computerized Balloting for allotting Plot Numbers to Residential/Commercial Plots of DHA City Karachi (DCK) will be held at 11:00 hours on 23rd April, 2013 at Convention Hall of Defence Authority Country & Golf Club DHA Phase-VIII Karachi. In civilian categories, price range for ON Money is as follows:

Residential

  • 200 Square Yards: 11.50~12.50 Lacs
  • 300 Square Yards: 10.50~11.00 Lacs
  • 500 Square Yards: 12.00~12.50 Lacs
  • 1000 Square Yards: 9.00~10.00 Lacs
  • 2000 Square Yards: 7.00~8.00 Lacs

Commercial

  • 200 Square Yards: 6.00~7.00 Lacs
  • 300 Square Yards: 5.00~6.00 Lacs
  • 500 Square Yards: Cost~Cost
  • 1000 Square Yards: Not Available
  • 2000 Square Yards: Not Available

Army Category

In army category the official price is almost 50% less as compared to civilian category price and ON Money is calculated according to prevailing civilian price structure of ON Money, and payment plan is based on 10 years and 20 years installment. These files are not available all the time in all sizes, and the price is not fixed.

One very important point is that because of lower official price of the plot, the ON Money is higher and buyer have to pay more amount upfront. Mostly files which are traded of civilian category and the other categories price is based on civilian category ON Money plus actual price.

Staff Category

In staff category, full paid file (Benefit File) is available in following sizes. These files are allotted to the staff of DHA free of cost and the price is total ON Money:

Residential

  • 200 Square Yards: 17.00~18.00 Lacs
  • 300 Square Yards: 19.00~20.00 Lacs
  • 500 Square Yards: 25.00~26.00 Lacs

Note: Mostly files traded in the size of 200, 300 and 500 square yards. It does not mean that other categories are not available, but normally these sizes are traded and are available for sale and people are ready to buy files of these sizes. Other large plot may be allotted in balloting but not available frequently in the market.

Above mention prices are subject to change any time according to their demand and supply and (ON Money) price can be change either side in the open market, depend on the volatility of the market.     Its nice to see plot prices having stabilized somewhat. I have a 300 square yards plot in DCK. But I am thinking of selling it and buying a 500 square yard plot. I think the own difference between 500 sq. yards plot and other sizes of plot will increase even further, in coming months/years. This is because 500 sq. yards is a reasonable size, is and will always and its instalments are also somewhat affordable to pay.

      as given in the above structure, a file having no dues should give you 11 Lacs own + 13*30,000 =11 Lac + 3,90,000 = 14,90,000.

    Dear Mr. Shafi,

    I’ve two questions with the hope to get an early
    reply from your side.

    1. Allotment was expected to be announced in Dec 2012 and have delayed. What would be the difference in prices of plots that have been allocated on the early contruction zone and others which are not given the permission.

    2. Would the the own money be reduced from current level (say 300 yds have a 10 to 11 lacs as of now) for the plots that have not been included in the first zones getting permission?

    I checked at facebook DCK forum. 200 sqy of 16.5 was declined. I think the guy was looking 17+ ON.

    better to wait and watch. Tue is the balloting day.
