Just like the month of January 2013, the market remained stable & slow for DHA City Karachi in the month of February 2013. Market did not move much as compared to last month. Prices settled down. ON money prices decreased a little from the level it started last month. One good thing that was noticed during this month is that many transactions are made with short payment time. Short payment times are always good sign for any market which also give confidence to buyers and it will create positive impact on the market.
One more thing that the price range difference also shrink down and transaction has been made with very little difference. The gap between buying & selling witnessed very low. It is also the sign of stability in the market.
About the balloting of plot numbers, there is no news and it is difficult to forecast that when exactly it will be happen. In my personal opinion it will take some more time and may it will be held in the third quarter of 2013. Or maybe the last quarter. But can’t say anything about confirm date.
In civilian categories, price range for ON Money is as follows:
- 200 Square Yards: 10.50~11.00 Lacs
- 300 Square Yards: 9.50~10.00 Lacs
- 500 Square Yards: 11.00~12.00 Lacs
- 1000 Square Yards: 7.50~8.00 Lacs
- 2000 Square Yards: 6.00~7.00 Lacs
- 200 Square Yards: 5.00~5.50 Lacs
- 300 Square Yards: Cost~Cost
- 500 Square Yards: Cost~Cost
- 1000 Square Yards: Not Available
- 2000 Square Yards: Not Available
In army category the official price is almost 50% less as compared to civilian category price and ON Money is calculated according to prevailing civilian price structure of ON Money, and payment plan is based on 20 years installment. These files are not available all the time in all sizes, and the price is not fixed.
One very important point is that because of lower official price of the plot, the ON Money is higher and buyer have to pay more amount upfront. Mostly files which are traded of civilian category and the other categories price is based on civilian category ON Money plus actual price.
In staff category, full paid file (Benefit File) is available in following sizes. These files are allotted to the staff of DHA free of cost and the price is total ON Money:
- 200 Square Yards: 16.50~17.00 Lacs
- 300 Square Yards: 18.50~19.00 Lacs
- 500 Square Yards: 25.00~26.00 Lacs
Note: Mostly files traded in the size of 200, 300 and 500 square yards. It does not mean that other categories are not available, but normally these sizes are traded and are available for sale and people are ready to buy files of these sizes. Other large plot may be allotted in balloting but not available frequently in the market.
