Mai Kolachi Road Map - Karachi

Kolachi is the old name of metropolitan city Karachi. For our remembering we have one connecting road with this name Mai Kolachi Bypass. It is connecting Clifton and Defence to I.I. Chundrigar Road, the Business Hub of Karachi. The one side of road is attached with Block-7 Clifton and the other side with Lalazar. Both ends of the road have posh vicinity and one of the most expensive residential areas of Karachi.

Along the road (Mai Kolachi Bypass) on the west side the development work is under progress in the housing scheme of KPT which known as Mai Kolachi Society or KPT Officer’s Cooperative Housing Society.

Mai Kolachi (Urdu: مائی کلاچی ) (Lady Kolachi) was an old fisher woman who settled near the delta of the Indus River to start a community. This port was named after her as Kolachi and this community was later developed into modern Karachi, Sindh, Pakistan.

Kolachi or Kulachi is a Baloch tribe which originated from Kulanch, an area in Makran Balochistan. Mai Kolachi migrated from Makran and settled in the area presently known as Karachi. The word “Mai” is still used in Sindh and it means “Respected Lady”.

This piece of land had dispute for many years in the last government and the transfer of plots had been banned and no transaction was there. The dispute was between the KPT and Board of Revenue on acquiring of land. Even thus the KPT had already executed the sub lease to their allottees. After many years, ban has been lifted and the transaction is going on.

The location of this land is very ideal for both residential and commercial purposes. The residential prices in Clifton are very higher side and the area has almost 100% occupancy ratio and the rare availability of open land, the same situation in Lalazar. On the commercial side, very few commercial plots are available in Clifton, and on M.T.Khan road, no open commercial plots.

The society has comprising on around 200 Accers of land. With one side Mai Kolachi Bypass and on the other side it has China Creek. It has residential plots in 400, 600 and 1000 square yards categories. And commercial in 220 and few are big commercials. All commercials are located on the main road to get the maximum exposure. The residential plots of 1000 square yards have uniqueness of creek facing. The development work is under progress.

Total plots and the price range:

  • 1000 Square Yards (144 Plots) – 12.5 to 15 Million
  • 600 Square Yards (235 Plots) – 9.5 to 10 Million
  • 400 Square Yards (320 Plots) – 7.5 to 8 Million

Commercial Plots:

The price range of commercial plots is around PKR 125,000/= to 150,000/= per square yard.
