Living on the Sea Side is always a dream for many people and it quite expensive too, compare with the area far from Sea in almost every coastal city of the World. In Pakistan, Karachi is the coastal city. In Karachi such properties close to Sea are cheaper than the properties far from the Sea.

Two options are available for the residential properties like apartments and bungalows/open residential plots. In both categories the prices have some (ratio of difference) in close to sea and far from sea. Here are some of the main reason of lower prices on the sea side:

We have all together around 16 kilometers long beach side from Block 1 of Clifton to the Creek of Defence Phase VIII (Marina Club). Out of this long belt we have 8 km belt from Block 1 of Clifton to Beach Avenue till end of Phase VI Khayaban-e-Ittehad (Village Restaurant).

This 8 km long belt of Sea side is almost fully developed. There are many apartment blocks and residential plots with constructed bungalows on it.

In these apartment blocks Sea View Housing Scheme is the largest scheme. It has 90 odd buildings. All are ground plus two and there are 9 specious units in each building with separate garage for every apartment. Wide open spaces between the buildings.

Just adjacent to Sea View Housing Scheme, there is Darakhshan Villas. These are small cottage type bungalows mostly on 200 to 240 square yards.

Besides this many other tall building like West Wind Estates, Bon Vista, Sasi Boat View in Clifton and Florida Homes, Country Club and Galaxy Sky Line in Defence.

Pricing

The prices of these properties are approximately 20 to 30% less compare to the properties of same size in the area far from sea. The other reason of lower prices is also the condition of particular property i.e Not well maintained etc. In some cases these prices are upto 40% less.

Internationally the properties along the Sea side are 20 to 40% expensive compare to the properties of same size in the area far from sea. And even in some cases prices are higher more than 50%.

Properties along the Sea Side: The apartment sizes are from 900 sqft. to 3000 sqft. available in 2/3/4 and 5 bedrooms category. The plots are available in 500 / 600 / 800 / 1000 and 2000 square yards. Bungalows are available 200 yards (cottage in Darakhshan), 300 yards duplex houses and 500/600/800/1000 and very few of 2000 square yards independent bungalows.

Price difference of properties:

Apartments

  • Far from Sea – 6500 to 8500 per square feet
  • Close to Sea Side – 4500 to 6500 per square feet

Open plots

  • Far from Sea – 45000 to 55000 per square yard
  • Close to Sea Side – 35000 to 40000 per square yard

The price variation based on the size / floor / condition and location of the particular unit. All prices are in PKR.

  • Proper development of the beach side
  • Plantation of large trees along the beach
  • Utilization of long lasting materials in construction
  • Development of international standard housing projects like Emaar
  • Provide better security

    If DHA and CBC we serious they will remove these stupid tanker out of this area first. Instantly you will improve the area. Second, stop dumping all the garbage right at the Bilawal chowrangi. It is disgusting just pass by. Third, give Mustapha Kamal an award for dumping all the sewage water into the sea where the most expensive franchise like McDonald is located. What a genius he was. Just for that he should the best mayor of world. Why are we Paki so stupid?
